Job Title: Quantity Surveyor
Location: Bathgate
Reports to: Commercial Manager

Description:

Control financial aspects of the contract including:

 
  • Liaise and work closely with the Commercial Manager and Operational Team on all aspects of the project.
  • Assist the Contracts Manager and Site Manager on legal and financial aspects to reduce the Company’s exposure to risk.
  • To audit the contract documents and bring any discrepancies to the attention of the Commercial Manager.
  • Produce an accurate cash flow forecast based on the project programme and update as work proceeds.
  • Produce a detailed cost plan / buying schedule for the each project.
  • To prepare a detailed preliminaries expenditure schedule for discussion and agreement.
  • To identify the most appropriate work packages and sub-contractors and agree same with Contract and Site Management.
  • Ensure subcontract orders are placed in line with projects financial targets, the programme and/or procurement schedule. Ensure adequate quotations are available for comparison giving due regard to value and programme. Ensure a comprehensive analysis is undertaken on all quotations to take into account omissions and qualifications.
  • Ensure all orders are issued in line with company procedures and include all relevant documents, dates, terms and conditions. Ensure that all technical matters are identified and addressed.
  • To liaise with procurement manager to ensure that all sub-contactors appointed to the works have been assessed in accordance with the company’s procedures.
  • Produce and issue valuations in accordance with the contract documents, including cost valuation reconciliation to the Accounts Manager within 7 days of the valuation date.
  • Produce and maintain an ongoing Draft Final Account, and submit the same with each valuation to ensure the Client is kept fully informed of their obligations.
  • Identify and properly value all variations to the contract, and seek to pre-cost and agree same with Client or their representative wherever possible.
  • Comprehensively assess sub-contractors accounts and produce sub contract payment certificates in line with Company terms and Conditions.
  • Issue Withholding Notices in good time against applications or invoices where appropriate to do so.
  • To agree Sub-contractor accounts as early as possible and before Lakehouse Final Account, to ensure that all claims against the Client are known.
  • Ensure subcontract final account statements are received prior to their final payment being released.
  • Report to the Commercial Director on financial and operational issues as appropriate including monthly written project commercial reporting.

Role Overview :

We have successfully secured a new contract with our existing client to deliver a range of Housing Improvements and Upgrades in the North Aberdeenshire area. We are a Principal Contractor and Principal Designer for our client who holds a large stock of social housing throughout Aberdeenshire of which we have been a part of carrying out various upgrades to over the last 7 years. We are looking to secure the key people to build on our existing team to deliver the standards that will continue this relationship.

This role will be site based, working amongst a team of multi discipline trades to successfully deliver on time the programmed upgrades. With a qualified and experienced trade background essential. Previous work experience from within a similar industry desirable, but also having a good customer focus and Health & Safety experience expected.

We are looking for an experienced Gas Qualified Plumbers in the Aberdeen / Aberdeenshire area. Working on a mixture of scenarios in the properties you will be asked to carry out 1st & 2nd fix duties on site to assist in the site activity’s from start to finish of property refurbishments.

General Duties/Key Responsibilities:

Comply with the operational requirements of the Best Practice and Quality Procedures file to include, but not exclusively the following;

  • Carry out 1st fix Kitchen and Bathroom refurbishment works
  • Carry out 2nd fix Kitchen and Bathroom refurbishment works
  • Install medical adapted Bathrooms such as wet floor and level access showers
  • Can carry out domestic gas duties for example fit boilers
  • Carry out works in a professional manner keeping within tight deadlines
  • Comply with company set Hazard Awareness and Risk Assessment to ensure compliance with Company Safety Policy, directives and instructions.
  • Ensure compliance with the requirements of Company Environmental Policy.

Purpose of the Role/Role Overview:

To be responsible for the financial, operational, safety, health, environmental and quality standards and delivery of company objectives for the Construction division.
Reporting to the MD, the role entails the promotion and communication of good business practice, cultural ethos and customer service at all levels using both professionally recognised standards and Everwarm quality management systems.
You will be expected to develop and implement process and procedures to target improved KPIs and statistics for the Division and be expected to lead by example.

 

The role will strategically have to lead the team to ensure the division meets the budget of circa £30m in 17/18 with a plan to grow into a business unit capable of £Xm revenues within three years. This will likely involve interrogation of the current organisational structure and potential reorganisation therein to the enable the growth expectations to be met.

 

The role whilst based at Bathgate and will inevitability involve regular travelling to sites, and the Inverurie depot.

 

Specific Duties/Key Responsibilities:

 

·         Divisional responsibility for the management of the construction division.

·         Undertake a full and ongoing review of all operational performance.

·         Work with your senior management team to develop meaningful KPI’s to ensure effective measurement of progress.

·         To ensure that the standards of excellence in construction management are continuously improved in a way which clearly differentiates the company from its competitors.

·         Ensure contracts are delivered safely, in time, to cost and to the specification agreed by the client.

·         Oversee construction phase plans and ensure that requirements are implemented on sites.

·         Oversee the office staff and ensure they operate efficiently in line with Company Policy and procedures.

·         Protection of company interests ensuring good working relationships with clients, consultants, subcontractors and suppliers to the benefit of the business.

·         Report regularly and diligently to Managing Director on business performance.

·         Engage with the business development team to maintain a sustainable pipeline of opportunities, develop strategies therein and target potential opportunities.

 

 

·         To take responsibility for ensuring that contracts are planned to ensure sufficient resources are employed to deliver on time, safely, achieving necessary profitability whilst maintaining high standards.

  • Manage and supervise Heating Contracts and boiler replacements.
  • Survey and plan heating installations.
  • Quality Control of installations.
  • Manage installers to deliver programmed jobs.
  • Sign off Installations and ensure completion of relevant paperwork and that this is returned to the office.
  • Liaise with office administration to update Company database.
  • Complete and return weekly report on properties visited and unsuccessful/successful visits.

Role Overview
